Wilmington — "The Comeback City"

Delaware's biggest city, mid-renaissance.

Overview: Wilmington is Delaware's urban center — corporate headquarters (it's the corporate capital of America on paper), a revitalized Riverfront, and neighborhoods ranging from historic Victorian streets to downtown high-rises. It spent decades as a commuter city people left at 5 PM; the Riverfront development, restaurant growth, and young-professional influx are changing that story.

The setting: Northern Delaware on I-95, 30 minutes to Philadelphia, 90 to DC and the beaches. Amtrak at the downtown station.

Housing snapshot: Median listing price around $300,000 (realtor.com) — the most affordable urban market in the region by far. Historic districts (Trinity Vicinity, Quaker Hill) offer grand old homes at prices that would be tripled in Philly. Condos and rowhomes dominate the entry tier.

Lifestyle highlights: The Riverfront (restaurants, minor-league baseball, river taxi), the Grand Opera House, Winterthur and Longwood Gardens minutes away, and a food scene that's quietly excellent.

Best for: First-time buyers, investors, Philly commuters who want Delaware taxes, and urbanists betting on the Riverfront's trajectory.
